Rental Info
In today's very competitive real estate market,  being timely--within hours of the apartment being
put on the market--is essential if you want to guarantee that you, not someone else, gets your
dream home. That means having all the necessary paperwork and materials ready and available
before you begin your apartment quest. If an apartment is very desirable, it may be rented in an
afternoon during the first day it is on the market, to someone who comes equipped with the full
package of  documents and funds.

Landlords require you to show proof of gross income that is 40 - 50 times the monthly rent.  For
those who cannot meet this requirement, you may be allowed to name a guarantor (see
Funds,
below.)

You should bring the following items with you:

  Letter of employment (should be on company letterhead, signed by supervisor), salary,           
guaranteed  bonus, title, start date and housing allowance, if any.

•  Two recent pay stubs or bank statements showing direct deposits of same

  Bank statements for last two months

 Investment account statements for last two months
.
•  Names, addresses and phone numbers of previous landlords

 Names, addresses and phone numbers of accountant and attorney

•  Names, addresses and phone numbers of personal and business references; or letters from same

•  A copy of your past two years' federal income tax returns

•  Additional sources of income, if any, with documentation

•  Personal photo identification, such as a driver's license or passport

Funds
We recommend that you have necessary cash available, particularly if you are relocating from out
of town, since landlords require certified, money order or bank funds and will not accept a personal
check outside of the tri-state area. If you can't open a New York bank account before you begin
your apartment hunt, bring the necessary funds with you in travelers' checks, money orders,
certified check or cash.  

If you plan to withdraw from a bank ATM, be aware that many banks limit how much you can
deduct each day.  Each bank sets its own limit, but $2000 per day is possible, an amount that
would
not be sufficient to rent an apartment and pay all fees that day, and delays can cause the
landlord to accept another's application..

  Bring enough travelers' checks or money orders or certified funds to cover the cost of 2
months' rent, that is, the first month's rent and one month's security.

•   Bring funds to cover the broker's fees. These fees are due upon signing of the lease.

  Bring funds to cover a credit check. Usually this amounts to $25-$50 and can usually be paid by
personal check.

•   Bring funds to cover possible move-in/move-out fees. All landlords do NOT require these.  
However, when required, these are usually $100 - $500, and are refundable most, but not all, of the
time.

If your salary level and financial picture do not meet the landlord's minimum requirement, be
prepared to name a guarantor who will guarantee your lease. The guarantor will need to live in the
New York tri-state area, have an income of twice that required of a tenant and have financial
documentation to prove it.
