
Penthouse Makeover Consultation
If you have just read the Penthouses page, you may want to find out how to make your home look
like some of those on that page. And it often happens that sellers and buyers I deal with ask me for
advice, based on my real estate and design experience, on how best to approach a change in
appearance or renovation of the penthouse they have either (1) just bought or (2) just decided to
sell.
Sellers: Many sellers want to know how best to show off their penthouse, how extensive the
changes that are needed should be, and what type of changes should be made. Terraces are a
special concern because they can make or break the show quality of your penthouse. How a
penthouse apartment shows to potential buyers can mean hundreds of thousands of dollars in the
final selling price. Trust me, this is not an overstatement. I've seen it happen many times.
With the many penthouse apartment showings I have conducted, I have found common patterns in
what purchasers like, what they respond negatively to, and which apartments sell quickest and for
the highest selling price. Incorporating this with my design experience, I have been able to increase
the selling price and shorten the time it takes to sell a penthouse apartment significantly for my
clients.
The appreciation in the value of the apartment, post-makeover, varies depending upon to what
extent the makeover plan suggestions are implemented by the client. An increase of five to ten
percent in the selling price is not uncommon, and it has been much more in some cases. The selling
time is also decreased significantly. This depends upon the market conditions at the time, of
course, but in the good market up through at least 2007, it was almost immediate. And the quick
selling time takes any downward pressure off the selling price.
Buyers: For buyers who have just bought their dream penthouse, knowing where to start and
who to start with--where to get a designer, an architect, a contractor, a landscape plan for the
terrace--can be a big obstacle to realizing their dream. This consultation will give you a foundation,
a plan, that will get you over the obstacle of how to get started, in a systematic way, and will get
you immediately into the actual process of changing or renovating your penthouse into the dream
you have in mind.

Makeover Consultation Plan
Two-hour consultation visit in the penthouse
• Discuss and consult on your ideas, your budget for the changes
• Evaluate the physical condition and present design state of the apartment
• Draw up a written plan incorporating (1) essential and (2) desirable changes/renovations
• Provide a list of sources for your particular requirements, from my roll-o-dex, including the best
architect, designer, kitchen designer, contractor, painters, carpenter, plumber, landscape architect
or landscape maintenance people, according to your needs
Cost
• $150 per two-hour consultation; is available to anyone, whether or not they are our client.
